1. Unmoderated Content & Absolute Publisher Responsibility
This Listing Submission Terms and Host Policy constitutes a legally binding agreement between you (the “Host”, “Landlord”, “Broker”, or “Publisher”) and Dynamic Biz Group LLC (Tax ID: 447002608), operating the online intermediary portal RentMe.ge.
⚠️ MANDATORY LEGAL NOTICE: UNMODERATED PLATFORM
RentMe.ge does NOT perform pre-publication vetting, physical inspections, title verification, or factual moderation of property listings submitted to the platform. In accordance with the Law of Georgia on Electronic Commerce, all content published on RentMe.ge is uploaded directly by user accounts. The submitting Publisher bears sole, exclusive legal, civil, and criminal responsibility for all published text, photos, rental pricing, location claims, and legal authorizations.
1.1 By clicking “Submit Listing” or purchasing any listing package, you guarantee under penalty of law that you hold legal ownership, or explicit, written authorization from the registered property owner, to market and lease the premises.
2. Absolute Right to Block, Suspend, or Delete Listings
2.1 Unrestricted Discretion: Dynamic Biz Group LLC reserves the absolute, unconditioned right to modify, deactivate, unpublish, block, or permanently delete any listing, profile, or user account from RentMe.ge at any time, with or without cause, and with or without prior notification or explanation.
2.2 Grounds for Immediate Deactivation: Without limiting our general rights under clause 2.1, listings will be instantly removed if they are suspected of:
- Containing misleading pricing, false geographic coordinates, or stolen photographs.
- Promoting properties that violate building safety or zoning laws of Georgia.
- Violating copyright, trademark, or privacy rights of third parties.
- Bypassing package limits through duplicate account creation.
- Receiving verified user complaints regarding fraud, non-responsive hosts, or deceptive practices.
3. Strict No-Refund Policy
💳 NON-REFUNDABLE SERVICE FEES
Under no circumstances will Dynamic Biz Group LLC issue financial refunds for listing packages, membership subscriptions, or featured boosts. All payments processed on RentMe.ge are final and non-refundable immediately upon checkout completion.
3.1 No Refunds Upon Removal: If a listing or account is blocked, suspended, or deleted by Dynamic Biz Group LLC due to non-compliance with platform rules or legal disputes, the Publisher forfeits all package fees paid. No partial, pro-rata, or full refunds will be issued.
3.2 Early Rental / Voluntary Removal: If a Publisher rents out their property or voluntarily removes a listing prior to the expiration of the 30-day listing period, no partial refunds or package credit roll-overs will be provided.
4. Full Legal Indemnification & Complete Liability Transfer
This clause governs the total transfer of financial and legal risk from Dynamic Biz Group LLC to the Publisher.
⚖️ 100% RECOURSE & FINANCIAL LIABILITY TRANSFER
If Dynamic Biz Group LLC, RentMe.ge, or its directors, employees, or officers are named in any legal claim, dispute, government audit, regulatory investigation, or lawsuit arising from a listing published by you, ALL direct and indirect costs, legal fees, court expenses, monetary fines, regulatory penalties, statutory damages, and settlement payouts shall be the sole, mandatory financial responsibility of the submitting Publisher.
4.1 The submitting Publisher agrees to fully defend, indemnify, and hold harmless Dynamic Biz Group LLC against any claims brought by third parties, tenants, property owners, or state agencies (including the National Competition Agency or Revenue Service of Georgia) resulting from:
- Inaccurate, deceptive, or fraudulent listing information.
- Unauthorized publication of property details or copyright-infringing photographs.
- Breach of lease agreements or unreturned security deposits between Host and tenant.
- Unpaid taxes or state regulatory infractions associated with rental income.
5. Package Duration & One-Account Fair Use Rule
5.1 30-Day Listing Term: All active listing credits grant visibility for 30 calendar days. Upon Day 30, listings automatically transition to hidden status until manually renewed via package purchase.
5.2 Free Package Limit: The “Free Starter” tier is strictly limited to one (1) claim per individual or legal entity. Registering multiple accounts or utilizing temporary email addresses to circumvent package fees constitutes fraud and results in an immediate, permanent IP and account block without appeal.
6. Governing Law, Venue & Entity Details
This agreement is governed by the Laws of Georgia. Any legal action or judicial proceedings arising out of this agreement shall be submitted to the exclusive jurisdiction of the common courts of Tbilisi, Georgia.
